Inclement Weather Warning
Dear Residents,
We hope your Holidays were happy and safe! It is apparent that a snow storm is on it’s way, so we would like to take this opportunity to remind you of precautions to take if we experience any freezing weather, snow or ice storms. If you will be out of town, please let the office know so we can monitor your apartment and let the faucets drip. We certainly hope that this will not be the case, however we would like to be prepared to do so.
If you do not have renters insurance, this is a great time to consider getting it. Your automobile insurance carrier can help you with this or direct you to someone who can help you obtain the insurance.
Following are just some friendly reminders about cold weather so you can be prepared:
- When the temperature is 20 degrees or below and the highs will not be getting above 40 degrees, leave all faucets dripping – hot and cold side. Make sure all sinks are free of obstruction - water needs to flow down the drain freely (kitchen sinks, bathtubs, and bath sinks).
- Leave cabinet doors under sink open so heat can keep pipes from freezing.
- Keep thermostat set at comfortable warm temperature day and night, also when out of town do not turn it off or set below sixty (60 ) degrees.
- Contact office and advise when you will be out of town so we can check your apartment during extreme bad weather.
- Do not connect water hoses to outside connections. They will burst.
- A word of extreme CAUTION! Kerosene and space heaters in apartments are extremely dangerous and we do not approve of this heating system. Please do not use these types of heaters.
- Please contact the office if you do not have any heat or water!
WE WILL BE DISTRIBUTING ICE MELT THROUGH OUT THE COMMON AREAS, HOWEVER, WE ARE UNABLE TO GET EVERY AREA. PLEASE USE EXTREME CAUTION IF YOU REALLY NEED TO GO OUTSIDE.

Welcome to our residents who have recently joined our community. We are so fortunate to be able to call you our neighbor, especially during this festive time of year when we celebrate with our family and friends. We are confident that you will enjoy living here and hope you take advantage of all of the services and amenities that we offer. If there is anything that we can do to make you fell more at home, please don't hesitate to call on us.
Be safe this holiday season!
- Use UL approved lights and extension cords. Always turn off lights before leaving home or going to bed.
- Keep space heaters away from trees and packages.
- If your fire extinguisher is in need of recharging, please call the office.
- Check your smoke detectors to make sure they are in working order and have functioning batteries.
- Make sure that your apartment alarm is armed while you are away from home or out of town. If your alarm is not currently being monitored, please notify the office to fill out the necessary forms.
Tis the season for company
As aunts and uncles, grandparents, cousins, friends from out of town make their way to help you herald in the holidays keep these visitor tips in mind:
Visitor Parking- Please remind your guests to park in designated areas only. Do not park beside yellow curbs or blocking garages or driveways.
Use of amenities- While we welcome guests to use all of our convenient amenities, we must remind residents to accompany their guests any time they plan to use the fitness center or pool area.
Noise Control- The guest clause in your lease says that residents are responsible for the actions of their visitors. Please be considerate of your neighbors and keep the sounds of celebration to a moderate level.
Give your home the lived in look
Burglary is not a sophisticated crime; it is a crime of opportunity. If you are traveling during the holidays, don't give anyone the impression that your home is unoccupied and, therefore, an easy target. Leave the shades, blinds, and curtains in normal positions, invest in a light timer and be sure to have your newspaper delivery and mail held until your return (or have a friend pick them up).
While we recommend to always are your alarm, it is especially important to us this added security measure during this time of ear. Also, please be sure that we have a phone number where we can reach you in case of emergency.

Trash Reminders!!!
Please don’t forget that you must not leave garbage sitting out on your balconies or outside your front or back doors at any time. This is a good way for many unwanted pests to come out and find food. Please make sure that when it is disposed of, that is in a proper garbage bag and put inside the compactor (red door), located on the South Circle behind the laundry facility. Please do not put unwanted items in the recycle bins, those bins specify what should be put in them. If you happen to notice that the compactor area is messy, please notify the office and someone will take care of it immediately. Our trash compactor requires you to open the door, deposit your trash and then close and latch the door. If the red light is on or blinking, please continue to deposit trash in the compactor. Do NOT leave any items sitting outside. Please remember that the compactor is for household items only. Do not dispose of rugs, sofas, box springs, etc. If you have such items, it is your responsibility to remove them from the property. Also remember that your trash may be someone else’s treasure. Call the Salvation Army for pick-up of these items @ 404-522-9783 or Goodwill 404-486-8499. If you have any questions please do not hesitate to call the office at 404.355.0580.

Maintenance Requests
Do you know what to do if your toilet starts to overflow?
If you should ever have a problem with your toilet overflowing do you know how to turn the water off? Find the silver knob located behind the toilet base and turn until tight. It is an easy procedure that will help to prevent further damage. We are very fortunate to have unlimited water. If you notice your toilet is running unnecessarily or a faucet continues to drip, please call the office as soon as possible. An easy repair will help keep the property’s water bill low and subsequently your rent as well. Thank you for reporting all maintenance requests in a timely manner. We will continue to provide prompt service.
Laundry Reminders!
Please be considerate of other residents when using the laundry room. Remember that all of our residents need to use the machines, so please remove your belongings in a timely fashion. Each load should only be approximately forty-five minutes. Now, we know that there are a lot of new faces around Colonial Homes , but we just want to remind everyone that it is required that you have a standard size basket when using the free laundry service. It is very difficult for our staff to differ who’s items are who’s if not done properly. Also, during the hours of the laundry service , it is very important that our staff has complete access to all machines in the South laundry room. There is a North laundry room that is open as well, we ask that everyone go there while the service is in use. This way everyone gets there laundry on time. Thank you in advance for your cooperation.
LAUNDRY SERVICE POLICIES & PROCEDURES
Colonial Homes is proud to offer our residents a free wash and fold laundry service. This service is open7:30am- 3:30pm in the southside laundry room Monday thru Friday except for holidays. The attendants will wash, dry and fold your laundry according to your instructions on the sign-in sheet. All you have to do is bring your laundry in a MEDIUM SIZE LAUNDRY BASKET to the Southside laundry room and write your name, apartment number and washing instructions on the sign-in sheet. The attendant will let you know an approximate time that your laundry will be finished. The first 35 baskets brought in will be done the same day by 3:30pm. Residents who prefer the attendants to use a different detergent and/or fabric softener must provide it in the laundry basket at the time that the laundry is dropped off. Residents who desire to do their own laundry may do so anytime at the Northside laundry room. The Southside laundry room will be available for self-service after 4pm Monday-Friday.Please note that both laundry rooms will be available for self-service on weekends. Below are the policies and procedures for the Colonial Homes laundry service:
1. The laundry service is for the residents of Colonial Homes ONLY. Laundry of your guests, friends, family, etc. is not included in this service.
2. Please make sure that your apartment number is written on the MEDIUM SIZED laundry basket.
3. Residents will use the sign-in sheet at the attendant counter to indicate their name, apartment number, time of drop-off, wash and dry cycle settings and any special instructions. In the absence of this information, the attendants will use their best personal discretion.
4. This service is limited to ONE medium size plastic laundry basket per APARTMENT per day (Not one basket per resident per day). The maximum dimensions for the laundry basket are 26” long, 19” wide and 14” deep. Laundry will not be accepted in larger containers, bags, suitcases, boxes, wicker baskets, etc. Also, the basket must be in good condition. Resident is responsible for purchasing the basket and replacing the basket when necessary. Weight of the laundry must be at least 10 pounds and not more than 21 pounds which is the dry load capacity of the washing machines. Any laundry that exceeds the weight limit will not be washed.
5. Due to health hazards, we must require that all undergarments (bras, panties, underwear, boxers, etc.) must be placed in a mesh garment bag. These bags can be purchased at Target, K-Mart, Linens & Things, etc. If they are not in these bags, the laundry cannot be done.
6. This service is intended for medium to large loads of laundry of the same type (whites, colors, & towels). Residents are responsible for sorting and inspecting their laundry prior to bringing it to the laundry room. Attendants must be able to put the entire contents of the laundry basket into a single washer without regard to colors that could fade or foreign items such as candy, gum, pens, jewelry, coins, paper money, keys, etc. Mixed loads, small loads less than 10 pounds and large loads greater than 21 pounds will not be accepted. Also, attendants will not accept rugs, large blankets, comforters, curtains, baby diapers or any unsanitary clothing.
7. Colonial Homes Apartments (including staff, owners, representatives, or laundry service attendants) are not liable for the loss or damage of any resident’s laundry except in the case of an intentional, willful act of negligence by an attendant.
8. In order to make the laundry service operate at the highest level of efficiency, the laundry attendants will not match and fold socks. The socks will be washed, dried and placed neatly in the resident’s laundry basket.
9. Due to the lack of space in the laundry room, the laundry attendants will not be able to hang dry laundry items. Any items that need special care should be done by a dry-cleaning service or personally by the resident.
10. Any laundry that has not been picked up by 3:30pm Monday thru Friday will be secured in a locked storage area. Laundry keys are provided for after hour entry and will need to be signed out with the office.
11. Resident must pick up their laundry in a timely manner. We are unable to store laundry due to a lack of space.
12. The maximum amount of laundry that the attendant can complete in one day is 35 loads. After 35 loads have been accepted, the attendants will not accept any more laundry. The laundry will need to be dropped off the following day.
13. Any resident that wishes to do their own laundry will have full use of the Northside Laundry room 24 hours a day and use of the Southside Laundry room after 4:00pm during the week and 24 hours on the weekends.
14. Residents that do not adhere to these policies and procedures and create confusion with the laundry service will lose their free laundry service privileges. Furthermore, ANY residents that are disrespectful or vulgar to the laundry attendants will lose their laundry service privileges permanently. Residents involved in the eviction process will not be permitted to use this service.

Pet Reminders!
We are very happy to have pet owners as residents at Colonial Homes. We only ask that each pet owner follow the simple pet guidelines stated in the pet addendum each resident is asked to sign at time of move-in.
In the past we have had cats injured, people chased, and even dogs hit by cars because they were not kept on a leash. Understand that when a dog is left unsupervised or is not attached to a leash, it is a serious violation of the lease. Violators may have their lease terminated and given a notice to vacate the apartment.
We would like to remind our residents of the pet guidelines that are outlined in the lease:
1) The office must be notified of all pets residing in an apartment.
2) Pets must not disturb other residents’ quiet enjoyment of their home and community.
3) Residents must collect and dispose of their pet’s waste. Receptacles for pet waste are located throughout the community. Pet owners will be fined $25 per violation.
4) Pets are not permitted to be tied up outside. Pets must be on a leash at all times and supervised by resident while outside. NO EXCEPTIONS!
Pets are not allowed in the leasing office, fitness center, pool area, laundry rooms or gazebo.
Also here are the pet park rules: Please be respectful of other residents and their pets.
1. Hours: Sunrise to Sunset
2. Dogs must be current on all vaccinations
3. Dogs must have a current Fulton County dog license. Dogs should also wear an owner identification tag at all times.
4. Dogs must be leashed when entering and exiting the Dog Park.
5. For the safety of your dog(s) and other park visitors, choke, prong (pinch) and spike collars are strictly prohibited. If you use these types of collars, remove them before entering the park.
6. No Children under the age of 16 is permitted unless accompanied by an adult. Children have a tendency to scream and run when excited, which can trigger a dog's prey drive or natural instinct to chase. For this reason and for the safety of your children, we do not recommend bringing small children and infants into the dog park.
7. Aggressive dogs are not permitted on the premises. Dogs must be removed at the first sign of aggression.
8. Female dogs in heat are prohibited from entering the park.
9. Dog owners must be in the park and within view of their dogs at all times.
10. All off-leash dogs must be under voice control of their owners. If you can not control your dog off leash, keep your pet leashed at all times.
11. Dog owners must keep their leash in hand at all times.
12. Please do not bring dog food into the park.
13. Owner must clean up dog feces. Seal waste in the provided plastic bags before disposing in designated receptacles.
14. Fill any holes your dog digs.
15. Proof of a current rabies vaccination and license is required upon request of a police or animal control officer. Tags may serve as proof.
16. Failure to abide by the park rules may result in loss of privileges or owners may be given a $25 fine.
In addition to the official dog park rules, here are some other things you should consider to help make your, and your dog's, visit to the dog park a success.
First time users should consider coming at off-peak times for their initial visit. Ask questions of those people inside the fence about how to ease your dog's initial stress of entering for the first time. At times, the park can become quite crowded. If you are not sure how your dog will react to the current conditions, don't put pressure on your dog by forcing it into what it thinks is a threatening situation. Instead, come back at another time when it is less crowded.
Quickly move away from the entrance area as you enter. That will help disperse the group of dogs that will come over to welcome your dog to the park. Move away from the fence so that your dog will not feel cornered or threatened. This will lessen the problem caused when several off leash dogs, already in the park, come running over to greet the new arrival, perhaps overwhelming the arriving dog.
One of our primary goals is to socialize our dogs to have good manners. We should practice what we preach and always be considerate of others and YOUR dog park will be an enjoyable, healthy, educational experience for handlers and dogs.
If any dog becomes aggressive or disruptive, the responsible handler will remove the dog from the fenced area until socialization measures can be undertaken.
ALWAYS SCOOP YOUR DOG'S POOP!!! This is the complaint heard most often from opponents of dog park proposals. Bags are provided, use them! Also, please help with "Orphan Poop." You will occasionally miss some of your dog's poop and our continued use of this type of public amenity will depend on our control of this issue!!!
Keep your dog leashed at all times while outside the fenced dog park area. Even if your pet is under perfect voice control, many non-dog people have fears and any dog off-leash outside the fenced area violates the County's Leash Law.
Please clean up YOUR park! Trash, cigarette butts, and anything else on the ground may end up in a dog's mouth. Before you drop something on the ground, ask yourself, "Would I want my dog to eat this?" We must all work to keep our park clean.
All dog handlers must provide proof of current vaccinations. Your dog must have a collar or harness that includes a rabies tag and a Fulton County Dog License.. It is also an excellent idea to have an ID tag on the collar or harness as well. If your animal does not have proof of a rabies vaccination and license, you may be asked to leave the park.
Remember that choke, prong, or spiked collars are not allowed inside the off-leash area. Each of these collar types can result in injury to its wearer, another dog, or a person depending on the situation. If a choke collar gets hung on something while running, its wearer can become choked. Some dogs, while playing, like to softly bite the back of another dog's neck. Dogs wearing prong collars receive a much stronger bite during this type of play while dogs wearing spiked collars can inflict injury.
Be a responsible dog handler. If your pet has a contagious condition, stay away until a Vet has said that there is no danger to other dogs. The "Golden Rule" applies here! Legally, only a rabies vaccination is required to enter the dog park; however, you may wish to consult with your veterinarian to get advice on other vaccinations such as Bordatella (Kennel Cough), Distemper, Parvo, etc. Don't forget heartworm protection!
Each handler is legally responsible for his or her dog, and Colonial Homes Apartments will assume no responsibility for any injuries to humans or animals; therefore, each handler is responsible for supervision of his or her animal. All handlers must remain in the park with their dog at all times.
No children under the age of 16 will be allowed unless closely supervised at all times. While it is not recommended, children are welcome - however, child's play is not. This is a playground for dogs, not children. Be sure you teach your child how to behave properly in a dog park environment. Playful, unsupervised children and playful, unleashed dogs mixed together could result in injury. Please understand that this area is provided for dogs to interact with other dogs and that your child could be considered an interruption in dog play. If you choose to bring your child within the park, you should SUPERVISE VERY CLOSELY!!! Teach your child proper dog park behavior. Children should not run around, scream, pick up and wave sticks, or approach animals that they do not know.
Many dogs will be experiencing the off-leash environment for the first time and may not be used to the experience. Please watch your dog closely. If your dog acts aggressively, please put the dog on a leash immediately and let the animal "cool down". It takes time for a new dog to become comfortable with the fact that other dogs all share the neutral environment. Keep in mind that everyone at the park wants the same thing - socialized dogs that can have fun together. If you are not sure how your dog will react, try to come to the park when few other dogs are there to keep the intimidation level as low as possible. You may wish to keep your first visit to the dog park rather short to minimize the stress on your pup. Leaving early when your dog is having a good time will make it more likely that your dog will be anxious to return for subsequent visits.
No bare feet please! Some types of worms can enter your body through the soles of your feet. Are you absolutely certain that every dog in the dog park is worm-free?
Keep your head on a swivel at all times as there will likely be groups of dogs running around the park and having fun. People standing around are obstructions. A dog being chased may try to run its pursuer into a person in order to gain an advantage. Stay alert!
Do not bring human food to the dog park. Small dog treats are acceptable since that's what one uses to train a dog; however, human food or long-lasting dog chews should not be brought into the off-leash area. Many dogs are on diets to keep their weight under control. A normally well-behaved dog can jump at or lunge for food, especially tasty human food, when hungry. Also, do not give any treats to a dog without first checking with the dog's owner to see if that would be permissible. Some dogs have food allergies and that treat might make a dog ill.

· Do not leave keys in the inside locks of the front or back doors of your apartment. Find a place near the door where you can reach your keys easily in case of emergency.
· Keep blinds closed when not at home.
· Renter’s insurance is strongly encouraged. If you have insurance, write down the serial numbers of electronics so they can be easily identified.
· Do not leave windows open when not at home. Please report any windows that do not close properly to the office.
· Look out for strangers. Report any peculiar activity to the office. If it’s after hours the answering service can page our courtesy officer.
· Remove all valuables from your cars. Remember, if there is nothing in your car to be stolen, then nothing can be taken.
