Wildlife Management

Very abundant wildlife (deer, turkey, wood duck, small game).   Three new food plots in place totaling 4 acres in perennial clover and chicory overseeded with oats and wheat.  Many feeder white oaks, along with other mature mast-producing trees throughout.  Twelve deer stands on property (ten are 500 lb. two-person ladder stands 15-17 ft. tall).  State-approved Forest Stewardship Plan ($800) dated 12/14/07 is in place and being followed emphasizing recreation, wildlife, and aesthetic uses of forest.  Independent assessment by consulting wildlife biologist ($500) also in-hand, including dove field and waterfowl impoundment recommendations.


Purchase information

Asking $3799 per acre.  This is not newly planted unthinned pines with just a few acres of SMZ for hunting like so many other properties; every acre of this property seems to hold game, and there are several homesites with spectacular views.  Will consider trades for income-producing property in N.C. or S.C. or smaller hunting /recreation tract closer to Clemson, S.C.
