Icynene form insulation was sprayed in the exterior walls and basement of the house. This insulation has an R value of 3.6 per inch. The exterior walls of the house were built with 2x6 framing, which gives a space of 5.25 inches. This gives an R value of 18.9, which is 45% higher than if 2x4 framing was used.

USGBC is composed of leaders from every sector of the building industry working to promote buildings and communities that are environmentally responsible, profitable, and healthy places to live and work.

The LEED for Homes "Awake" house is registered with U.S. Green Building Council under the LEED for Homes program. When completed this house will be the first LEED for Homes certified home in Howard County, MD. Currently there are three other LEED for Homes projects under construction in Maryland, two in Bethesda, and one in Chevy Chase.

Recess can lighting in the living room and dining areas of the house are energy star rated and will have compact fluorescent bulbs to use less electricity.

The duct work was wrapped with 1580 Mastiktape to help insure a tight seal. Then the ducts were sprayed with "Aeroseal", a spray glue, which seals further leakage in the ducts. Before spraying the "Aeroseal" the ducts had a 298 CFM leakage, which is equivalent to a 56 square inch hole in the ducts. After the "Aeroseal" application, the ducts had 12 CFM leakage, which is equivalent to a 2 square inch hole in the ducts. This corresponds to a 96% reduction in duct leakage.

After the application of the aeroseal product into the ducts, leakage was reduced from 298 cubic feet per minute to 12 cubic feet per minute.

"Awake House" wins 2009 Green Homes Award from Maryland USGBC
The "Awake House" has won a 2009 Green Homes Award from the Maryland Chapter of the US Green Building Council. The award to be presented to the project team January 28, 2010 at Goucher College.
"Awake House" earns Platinum Certification from USGBC
The "Awake House" earned the first Platinum Certification in the State of Maryland from the U.S. Green Building Council. A total of 103 points were compiled in the certification process. Special thanks to Van Jacobs of Columbia Builders, Inc. and Eva Castillo of dw taylor associates, inc. for all of their work during the project and especially in the checklist documentation process.
LEED for Homes Checklist 4/16/09
Final points continue to accumulate now totalling 99.5 points. A total of 101.5 points are needed to obtain the platinum certification level from USGBC for this project. Additional landscape points are still outstanding, and the goal remains the platinum certification. (Goal minus two)

The "Awake House" LEED certification and documentation has been ongoing for two months.
As of 3/16/09 the total final points were 90.5.

Final building inspection received January 26, occupancy permit issued on January 27, and the four individuals moved back into their new home on Wednesday, January 28.

Review of the LEED for Homes project checklist shows the house is close to having enough points for Platinum Certification from the U.S. Green Building Council before final review and verification.

Icynene Foam Insulation - 10/30/08
Icynene Foam Insulation was sprayed into the exterior side walls, and basement today.
This insulation has an R value of 3.6 per inch. The exterior walls of the house were built with 2x6 framing, leaving 5.25" of space for insulation. This gives an insulation R value of 18.9.
Code for housing requires 2x4 framing and R13 insulation, so this gives 45% more insulation than standard.
"LEED for Homes Project Under Construction"
The construction project to re-build Torrent Row, has been registered with the U.S. Green Building Council under the LEED for Homes Project Program. "'USGBC' and related logo is a trademark owned by the U.S. Green Building Council and is used by permission." "The U.S. Green Building Council (USGBC) is a 501(c)(3) non profit that developed the LEED (Leadership in Energy and Environment Design) Green Building Rating System." USGBC is composed of leaders from every sector of the building industry working to promote buildings and communities that are environmentally responsible, profitable and healthy places to live and work. The "Awake" house as it's been named is the first home registered in Howard County under the LEED for Homes project program. Once completed, it will be the first LEED for Homes house in Howard County. The final certification level is still to be determined.
County installation of new 1" water line
Howard County installed a new 1" water line connector to the main water line, allowing the house to have enough water flow for the sprinkler system without having water storage tanks.

Electrical installation started
All lighting fixtures are energy star rated. The bathroom exhaust fans are energy star rated.
HVAC installation started
Carrier "Infinity" hybrid heat system was installed for heating and air conditioning. It's a dual fuel which features a high efficiency gas furnace with a two stage heat pump. This system also has high efficiency Aprilaire pleated media air filters, and Aprilaire water saving humidifier. The system also features "Infinity" zoning so that unused portions of the house can save energy when not in use. This house has been divided into four zones. The system also features an Energy Recovery Ventilator, ERV, to maximize energy savings while introducing fresh air into the home. The duct joints were wrapped with Venture Tape - 1580 Mastiktape to seal and prevent air loss.
Plumbing installation started - 9/17/08
A gas fueled Rinnai tankless hot water system was installed in the house. This gives energy savings by not heating up a large tank of hot water when not in use.
